Frequently Asked Questions

Valuations are typically either $2,500 or $4,500. Pricing is dependent on the questions you have. For larger valuations, including individual properties and portfolios, we provide custom pricing according to the scope of the assignment.
Valuations are almost always completed within 5-10 calendar days. Rush delivery is also available if you are on a tight deadline. Our rush turnaround time is 24 hours with a $500 rush fee.
To ensure your valuation is as reliable as possible, we may require any of the following: a rent roll, copies of leases, prior 2 years' profit and loss statements, a list of capital expenditures from the last 5 years (roof replacement, HVAC, parking lots), and environmental history.
Great question! In most cases a valuation will suffice, and prove more affordable than an appraisal. An appraisal may be required as opposed to a valuation if you are seeking financing, or involved in some estate matters. Banks will require and select an appraiser to complete an appraisal when issuing financing. Some estate matters require an appraisal to be placed on file for tax purposes.
Your valuation will include an executive summary detailing the assumptions made in the valuation along with the market valuation and any necessary recommendations. Sales comparison data and an income valuation will also include selected sales comps, and a discounted cash flow analysis using a market cap rate to determine the income approach. Highest & Best Use Feasibility Valuations include a zoning review as well as yield estimates to arrive at the highest value attributable to the land using several development approaches. Your valuation is delivered as an easy to understand, detailed report. All valuations also include a review meeting or call where we will answer any questions you have and explain the report.
Yes, we will absolutely be available. Oftentimes there are additional questions asked during the valuation review. We are ready to answer those questions and make revisions to the report if necessary to satisfy your objectives.
Yes. For a modest fee, we are available to update the valuation. In some cases, you might have lost or gained a tenant, have new zoning in place, or have seen a pick up or drop off in the market and might want to know what your property is now worth. We can help to keep your valuations up to date so you don't get left behind.
Yes. Many times a business will be offered for sale, but the owner wishes to keep the real estate to lease to the new business owner. We offer valuations that consider market-based sale/leaseback approaches that can be adjusted to expand your company's valuation or assist in adding value to the real estate for tax advantages.
