The Problem with Traditional Brokerage
Most Brokerage Relationships Begin with a Listing.
We Believe They Should Begin with Understanding.
The traditional broker model is built around transactions. Get the listing, market the property, collect the commission. But that model puts the broker's interest ahead of yours. Before a property is marketed — or a decision is made — you deserve to understand your position, your options, and your potential outcomes.
The question MANSARD answers first: What is the right real estate decision for you to make right now — and what does the path forward look like?
Only after that question is answered do we move forward.
Without a Strategy
- You go to market without knowing who the real buyers are
- You price the property based on hope, not data
- You attract the wrong buyers — or no buyers at all
- You negotiate from a position of uncertainty
- You leave money on the table and don't know it
With a Pre-Sale Strategy Assessment
- You understand the factors most likely to shape value and buyer interest
- You identify the buyer types most likely to value the property
- You decide whether to sell, hold, or reposition with a clearer decision framework
- You enter any sale process with a prioritized pre-sale plan
- You reduce avoidable uncertainty before going to market
How It Works
A Simple Plan for Making
a Better Pre-Sale Decision
The first step is a focused, owner-first conversation that helps you see what matters before a sale process limits your options.
-
1
Schedule Your Pre-Sale Strategy Assessment
In a confidential, no-cost 30–45 minute conversation, we identify the decision you are facing. You leave with an initial buyer view, a pre-sale readiness gap list, and a prioritized next-step plan.
-
2
Decide Whether a Strategic Asset Evaluation Is Warranted
When a deeper analysis is appropriate, MANSARD can complete a Strategic Asset Evaluation: a more detailed assessment of the asset's market position, buyer universe, risks, and strategic options before you commit to a course of action.
-
3
Make the Right Decision — Then Execute It
Use the assessment to decide whether to sell, hold, or reposition. If selling is right, MANSARD executes an informed plan centered on buyer fit, readiness, positioning, and timing. If another path is better, we will say so.
